The Short Answer: Everything You Know.
It is always best to over disclose versus under disclose, so if you're questioning it, I would suggest disclosing it. The Seller's Property Disclosure Form is a history of the property the best of the seller's knowledge. If things have happened in the past but since fixed, disclose it but state it's been corrected and no problems since or whatever the status may be. If you have a copy of the previous seller's disclosure (if applicable) from when you purchased the home, it's always a good idea to also attach that to your disclosure. If you haven't lived in the home 2 of the last five years or have never lived in a property that you inherited or bought as an investment, you have the option to use an Alternative Seller's Disclosure in Minnesota - you can provide a third party report (inspection) or asked for it to be waived by the buyer and accepted as it is. With either of these scenarios, you are still required to disclose any material facts you know about the property.
